New scheme to deliver much needed new homes and over £1.5m in community benefits
We are delighted to announce that working alongside Bellway Homes, planning permission has been secured for a new residential development on land at Blackpool Road in Poulton.
Wyre Borough Council resolved to grant planning consent for our scheme at its Planning Committee meeting on 2 October 2024, subject to conditions, giving us the green light to work in partnership with Bellway Homes to deliver much-needed new homes in Lancashire.
The joint venture will see the delivery of 300 new homes in total as part of a high quality scheme that will complement the local area. We will develop 143 of the homes, with Bellway Homes delivering the remaining 157.
Our scheme will include a range of one to six-bedroom properties, while Bellway will offer a range of one to five bedroom homes. 30% of both schemes will be affordable homes for people with a connection to the local area.
As part of the new scheme, we will make a number of significant community payments in line with the Section 106 Agreement* requirements, totaling over £1.5m. This includes contributions towards local highways improvements, medical and education schemes to benefit new and existing local residents.
The new development will also include the conversion of 9.8 acres of farmland to new wildlife rich habitat, as well the delivery of approximately 7.3 acres of new public open space across the scheme and enhancements to the public right of way which crosses the site.

The housebuilders are aiming to commence works on site in summer 2025.
