Reserving a new build with Story Homes

Once you’ve chosen your dream Story home and are ready to reserve, it’s time to make things official.

Reserving a new build home is simple, you need to be in a proceedable position and the plot of your choice must be available for sale. If it has not yet been released for sale, we may be able to take an early bird reservation instead. Find out more about our Early Bird scheme here.

Step 1: Sign the form & pay your deposit

Your Sales Executive will prepare a Reservation Agreement for your chosen property, which will include details of the plot number, house type and purchase price.

How much is it to reserve a new build?

Once you’ve checked and signed the form, you’ll need to pay a reservation fee of £1,000. At this point, we will also provide you with an anticipated completion window.

Step 2: Discuss the reservation expiry date

How long can you reserve a new build for?

Your Reservation Agreement will include a reservation expiry date and your Sales Executive will discuss the legal implications of this date with you. The reservation period will be six weeks, during which time we will take your chosen property off the market and freeze the purchase price.

The reservation fee acts as part of your deposit and will be deducted as a part payment from the agreed selling price if you proceed with the purchase.

Reservation checklist

  • General information about your development including Management Company information
  • Topography of the plot and fencing plans
  • Plot boundaries
  • Specification of your home
  • Materials your home will be built with
  • Electrical and plumbing layouts/positions
  • Kitchen layout
  • If there have been any choices upgrades or optional extras already selected or ordered
  • The Consumer Code
  • Warranties and guarantees
  • Anything else relevant to your home

In consideration of the payment by the Purchaser to Story Homes Limited of the Reservation Fee, Story Homes reserves the Property for the Purchaser at the Purchase Price until Reservation Expiry Date. If, by this date, the Purchaser has exchanged unconditional contracts for the purchase of the property, the Reservation Fee shall be allowed as part payment of the Purchase Price. If, by the Reservation Expiry Date, the Purchaser has failed to exchange unconditional contracts for the purpose of the Property at the Purchase Price, the Reservation will lapse. In this event, Story Homes shall be entitled to withdraw its offer to sell the Property to the Purchaser.

This Reservation Agreement is subject to contract. Once this Reservation Agreement has been signed, Story Homes will not sell or attempt to sell this Property to any other person unless the Reservation Expiry Date has passed. The Purchaser has the right to cancel this agreement at any time during the Reservation Period. If this Reservation Agreement is cancelled or has expired, Story Homes will return your Reservation Fee, less the Administration Fee.

Please note – if at any time the Purchaser wishes to withdraw from the Reservation Agreement, this must be notified in writing addressed to the Sales Manager. If the Reservation Agreement is cancelled within 14 calendar days of the Reservation Date, the full Reservation Fee will be returned to the Purchaser. If the Reservation Agreement is cancelled after the 14 calendar days and prior to exchange of contracts the Reservation Fee less the Administration Fee will be returned to the Purchaser.
