We are continuing to focus on growth plans across the North West of England, investing in both our future land supply and staff within the region. An aspirational growth plan will see us increasing output to over 400 homes per annum by 2024, building over 1,500 properties in the region over the next four years.
To supplement this growth, we recently acquired two sites, The Oaks in Wilmslow and Tithe Gardens in Poulton-le-Fylde. Contracts have also been exchanged on Brigsteer Rise, a site in Kendal which recently received planning permission for 88 units subject to s106. Combined these three new developments will deliver over 340 units.
Adam Galleymore, North West Land and Planning Director said: “It’s been a busy 12 months with all of our teams internally and externally pulling together to deliver these fantastic sites which will enable us to achieve our growth plans. In addition to this we have a strong pipeline of optioned sites that will see us expanding further south into the region to complement our recent site purchase in Wilmslow.”
Paul Fleet, Managing Director for Story Homes in the North West continued: “We have submitted a reserved matters planning application for 53 homes to Cheshire East Council and this site will be our first in Cheshire. The Oaks will feature a bespoke range of homes, designed specifically for the development, that have a premium specification and offer our customers spacious, open-plan living to suit their lifestyle.”
Further to the above successes, we have applications pending on two sites in Lancaster which will deliver in the region of 225 units, and applications are being prepared on a number of other sites throughout the region which will deliver nearly 500 units.
We have been operating in the North West for eight years with eight sites currently underway and the launch of Tithe Gardens and Brigsteer Rise planned for this year. Two of our eight developments in the region have completed first phases – D’Urton Manor in Preston and Waterside in Cottam – with second phases of homes proving popular with customers.
Paul summarised: “The success of FY21 has put us in a great position for this financial year and as a region we are already over 56% forward sold and demand for our homes is high. As a business, we are committed to bringing more of our high-quality homes to the North West, which have proven popular with customers who have praised the spacious, versatile layouts that suit flexible living. Our new developments will not only make a positive and significant contribution to the region’s housing supply, but also represent millions of pounds of capital investment in the region, creating and sustaining hundreds of jobs for local people.”
