We are proposing to submit a reserved matters planning application, in partnership with Hollins Strategic Land, for 170 high quality new homes on the land at Brook Farm, Dowbridge, Kirkham.
We will be consulting with key stakeholders and residents adjacent to this site on our proposals for new houses, before submitting a reserved matters planning application to Fylde Borough Council in Autumn 2017.
The site was recently granted outline planning consent for 170 dwellings. We are proposing a development of one, two, three, four and five-bedroom homes, of those, 30% will be affordable homes, which will help the local authority meet its housing target.
As part of the development, we will contribute over £1 million for the provision of local school places, £15,000 towards pedestrian and cycle improvements at Kirkham and Wesham train station and £170,000 towards public transport improvements in the local area.
The scheme will have benefits for the local economy during the construction phase as a result of direct and indirect employment opportunities through the sub-contractor and supply chains, as well as an increased demand for local services when the new houses are occupied.

Following the consultation, which included a letter drop to the local area, we plan to submit a reserved matters planning application to Fylde Borough Council in Autumn 2017. It is hoped that the council will approve the development on the site.
